Commercial roofs repaired or replaced while the business keeps running

Flat and low-slope systems, tear-offs, decking repair and metal installs for Valley warehouses, offices and retail units.

Why a commercial roof fails differently

A commercial roof protects inventory, tenants and uptime, so a failure shows up as downtime and a claim rather than a stain on a ceiling. Most flat and low-slope failures in the Valley trace back to ponding water long before the membrane itself gives out. Water that sits finds the seams, the laps and the penetrations, and then it finds the insulation underneath.

Decking is the second place trouble hides. Where a leak has run for a season, the deck below the membrane softens or rusts, and a new system laid over it only buries the problem. Metal roofs on warehouses and farm buildings fail in the same quiet spots as residential ones: fasteners, flashing and movement nobody allowed for.

The last culprit is the quiet one: patches. A membrane that has been repaired a dozen times carries a dozen future failure points, and each patch hides the question of how wet the insulation underneath has become. A roof survey answers that with measurements instead of guesses.

Survey first, then phase the work around your hours

Ariston surveys drainage and the deck before quoting instead of pricing by square footage. The assessment is free: we inspect the roof, photograph its condition and write a scope at a fixed price, with no pressure to replace something that can be repaired. On a leak, Ariston finds the actual entry point rather than patching the stain below it.

The systems include modified bitumen, single-ply membrane and built-up roofs for warehouses, offices and retail units, plus standing seam and R-panel metal for industrial and agricultural buildings. A replacement means full tear-off, decking inspection and repair, new insulation and the new system, with the building kept watertight throughout.

Tell us your constraints before we quote. Early starts, weekend phases, or section by section so part of the building stays in use: the schedule gets built around your operation, not the other way round. Ariston is bonded, carries general liability insurance and is licensed as a manufactured housing installer by the Texas Department of Housing & Community Affairs.

Maintenance, claims and the next call

Scheduled inspections and small repairs catch failures while they are still cheap. Many commercial replacements could have waited years if a maintenance visit had found a split flashing or a blocked drain first. Roof maintenance programs from Ariston run on that idea: scheduled inspections and preventative repairs.

After storm damage, documentation counts for more on a commercial claim. Ariston photographs the damage, writes the scope, meets the adjuster on site and completes the approved work. For a roof in Harlingen, McAllen, Brownsville or anywhere nearby, call (956) 345-7700 and the La Feria office will set the survey.

Ask about manufacturer or product coverage separately, since terms vary by product. Every project starts with a clear written scope, with the materials and the timeline explained before you sign, and you are kept informed throughout.

Repair or replace: three measurements settle it

We take all three, put the numbers in writing and tell you plainly which way they point. Ask for the commercial assessment at (956) 345-7700.

1. How much is wet
A moisture survey shows whether the insulation under the membrane is saturated in patches or throughout. Saturated insulation is not repairable, only removable.
2. How many repairs it carries
A membrane wearing a dozen patches has a dozen future failure points. Count them before paying for a thirteenth.
3. What the warranty is worth
Repairing outside an approved method can void what is left of a manufacturer warranty, which changes the economics entirely.
