Piers · Mobile Home Leveling & Tie-Downs

Manufactured and park-model homes re-leveled and re-anchored by a licensed installer

Piers and pads reset, anchors and tie-downs replaced to wind-zone spacing, and skirting put back. Licensed by the State of Texas to do exactly this work.

A manufactured home depends on its piers and anchors staying put

A manufactured home sits on piers, not a foundation, so it relies on the pier and anchor system staying exactly where the installer left it. In the Rio Grande Valley it rarely does. Clay swells and shrinks under the pads, pads settle at different rates along the chassis, and galvanized strapping gives up years early in this humidity.

The signs creep up on you: a door that has to be lifted to latch, a ripple in the floor, a marriage line pulling open on a double-wide. Dry-stacked block piers lean, mortarless footings sink into wet clay, and homes that have been moved often sit on whatever was to hand. Underneath, anchors corrode and pull out long before anyone looks, so the wind rating on paper is not what the hardware can deliver.

Elevations first, then piers, anchors and skirting

Ariston is licensed by the Texas Department of Housing & Community Affairs as a manufactured housing installer, license MHDINS00004804, and this is the work that license covers. The crew shoots elevations the length and width of the home before any pier is touched, then resets the piers that have dropped and replaces crumbled pads and undersized footings. On a double-wide the marriage line gets particular attention, because that is where a small difference shows up first.

Every anchor is checked for corrosion, pull-out and angle. Failed anchors and strapping are replaced and the straps re-tensioned to the spacing the home's wind zone requires. Leveling almost always disturbs skirting, so it is refit or replaced as part of the job with the vents kept clear. Skirting choices include vinyl in 12 colors, premier vinyl, corrugated metal, ABS plastic in 6 stone patterns, lattice and wood planks.

Insurers and lenders increasingly want proof that a home is level and properly anchored. Ariston photographs the work and documents what was installed and to what spacing, which is usually what the inspection is asking for. Park models and RVs sited quickly get the same leveling, blocking and anchoring, scheduled around owners who are only in the Valley part of the year.

When to have it checked again

Check a manufactured home every two to three years, and after any named storm or an unusually wet or dry season. A home on a newer clay site often needs its first correction inside two years, as the pads bed in. Caught early, it is a half-day of shimming. Left alone, it becomes sticking doors, a cracked ceiling and a floor with a permanent memory of the slope.

Age is the usual reason a home falls short of current tie-down requirements. Anchor spacing and strap counts are set by wind zone and home length, and a home set decades ago may be legal but under-anchored today. Ariston counts and inspects what is actually there before quoting a replacement. Call (956) 345-7700 from La Feria, Harlingen, McAllen or anywhere in the Valley for a free anchor and pier inspection; Ariston is fully bonded and general-liability insured.
